COMMITTEE OF ADJUSTMENT – MEETING AGENDA

Prior to the Regular Meeting of Council, Council will meet as Committee of Adjustment to consider two Minor Variance applications.  Any person may attend the Committee of Adjustment meeting and make written and/or oral representation either in support of or in opposition to the proposed application.

1. APPOINTMENT OF SECRETARY-TREASURER

2. MINOR VARIANCE APPLICATION A/5/2015

Applicants:                    Gary Walters and Nadine Melemis Walters
Property Location:         Part 9 on Plan M197, Part 1 on Plan 42R-17618
Variance Requested:    To permit:

  1. a 13.2 square metre (142 sq ft) storage building to be located 17 metres from the original high water mark; and,   
  2. the construction of a 17.8 square metre (192 sq ft) storage building.

Explanatory Note:    Section 5.01(j) of Zoning By-law C500-2011 allows for a storage building, not exceeding 9.9 square metres to be located in the front yard with a minimum side yard of 3 metres.  The proposal exceeds the maximum floor area by 3.3 square metres.  Section 9.02 (n) of Zoning By-law C500-2011 allows for a maximum floor area for accessory buildings of 70 square metres (756 sq ft).  The applicants propose to allocate their bunkie entitlement to the new cottage, therefore they will be left with a maximum accessory entitlement of 14 square metres (154 square feet).  The proposal exceeds their accessory entitlement by 16.7 square metres (180 square feet).


3. MINOR VARIANCE APPLICATION A/6/2015

Applicant:                        Cynthia Milburn
Property Location:         47 Blind Bay Road
Variance Requested:    To permit the construction of a 117.7 m2 (1267 ft2) addition to the existing 137.7 m2 (1482 ft2) cottage, for a total main dwelling size of 255.4 m2 (2749 ft2).

Explanatory Note:    The current zoning regulations for the property limit the amount of additional development on the property to a total maximum dwelling size of 2527 square feet.  The variance requested will be 21.7m2 or 222 square feet. The applicant wishes to add a fourth bedroom with a larger living space and a laundry room.
